What is an Inventory Inspection?

An Inventory (Check-In or Check-Out) Inspection is an independent, written and photographic record of a property’s condition at the start and end of a tenancy. It documents the condition of rooms, fixtures, fittings, furniture and supplied items, creating a clear benchmark for deposit protection and dispute resolution.

Without a professional inventory, deposit disputes often rely on opinion rather than evidence. This service provides a factual, impartial record that helps landlords, tenants and letting agents avoid unnecessary disagreement.

This inspection is not a survey or valuation, nor does it assess regulatory compliance.

What's included in the fee?

Our property inventory inspections follow guidance from the Tenancy Deposit Scheme (TDS) and the National Residential Landlords Association (NRLA).

All findings are recorded in neutral, objective language and supported by photographic evidence, creating a clear and defensible inventory report.

You will get :

  • x1 digital report (with linked and annotated photos)

  • complimentary video (of rooms and state left in)

The inspection is non-intrusive and visual only. No services, fixtures or fittings are dismantled or tested beyond basic user controls. The process is designed to minimise disruption while still providing a thorough and reliable record of condition.
